An elegant, seven bedroom Villa which sleeps 15 guests but can comfortably accommodates up to 20 guests. This beautifully finished villa with stunning views is located just a stones throw from the beach and is perfect for those clients seeking space, pampering and luxury. Also available is the adjacent Villa Calypso which extends the accommodation by a further 4 bedrooms.

Located on the fabled North East coastline of this beautiful Greek Island. Built on a hillside, just above the fishing village of Kassiopi. Villa Melpomeni has the rare combination of being in a rural, secluded and private location yet within a few minutes walk of beautiful beaches, wonderful sea swimming and the pretty harbour and amenities of Kassiopi.

The owners of Melpomeni built this beautiful house recently. Having brought up their family in a lovely, rambling home high in the hills, they wanted their dream home to be nearer the sea, and within walking distance of the village and beach.

They achieved this by finding a beautiful secluded location on a hillside just above the village of Kassiopi, dominated by the remains of the 13th century Roman fortress. It enjoys lovely coastline views both north and south to the Avlaki headland and Kaparelli Island. Melpomeni was built from locally quarried stone, to ensure that despite its newness, the house would merge into its natural surroundings of stone clad landscape of maquis, olives, and spear like cypresses, in Spring and Autumn carpeted with pink cyclamen.

The fact the house was built on a steep hillside meant the owners could create the living areas on the higher level, making the most of its fantastic views. Internal steps lead down to bedrooms on the lower ground level, all with terraces leading to the pool and garden area.

The huge area of sitting room, leading to the enormous kitchen and dining room, all cleverly combine to make an amazing living space. A TV room for “vegging out”, and a separate office with wifi, computer and printer ensures a private space for teenagers or the city executive!

Aspiring chefs will love the very well equipped super large kitchen and breakfast area. The owner, who is herself a competent cook, fitted an electric AGA Rangemaster and a separate larder provides extra storage. The unusually spacious bedrooms (with extra wide beds), all enjoy an en -suite bath and shower- room, each with its own terrace.

Outside, the surrounding leisure and entertainment area is where much of the day will be spent, the spectacular 17m pool providing the focal point. At opposite ends of the pool are the two pretty guest cottage with en-suite shower rooms. There is a well equipped gym, also with steam shower, for those who wanted to keep their waistlines in shape. A games room, accessed from the pool area has table tennis, and Table football providing more entertainment.

From the pool, the terraced, garden area slopes down to the track which leads guests either to lovely Soukia bay 2 minutes walk, with it’s beach and crystal clear waters, or to the village of Kassiopi, which is no more than 8 minutes walk away.

Melpomeni is a more than a comfortable holiday home and will suite for all ages and all requirements. An adult group just wanting to relax out of season, will enjoy the walk into the village for fresh bread in the morning, and a cappuccino whilst reading the newly arrived papers. Whilst a car is recommended it is by no means essential.

Those who don’t want to rely on a car can truly enjoy the location, early risers enjoying the walk into Kassiopi to buy still hot fresh bread from the baker. Boat hire is a must, and the best way to explore the beautiful coastline. From Melpomeni it is an easy trip to one of the pretty waterside tavernas on the North East coastline, enjoying a long lunch, stopping on the way back for a swim and siesta in a gorgeous deserted cove.

In early summer, wild flowers still proliferate, a time for walking, and exploring. In the high summer months, unlike the shores of other fashionable Mediterranean resorts, the area still remains relatively peaceful, slipping into the Autumn, long Indian summer days, a warm sea, and cooler nights.

For those with children of all ages during school holidays, Melpomeni will meet everybodys expectations. Teenagers love Kassiopi with its friendly bars and relatively unsophisticated night life, meaning that parents too can relax, knowing that their children can easily (and safely) walk back to the house.

Finally, to sit on the candlelit terrace at dusk, with the twinkling lights of Kassiopi below, and the floodlit ruins of the centuries old Roman castle silhouetted against the mysterious shapes of the distant Albanian mountains, is when the property is at its most beautiful. Looking up at a starlit sky, perhaps listening to the soft hoot of Gerald Durrells beloved Scops owl breaking the silence, is truly magical.
Indeed, when its Southern Italian owner reminisced about her native country, she said it would not be difficult to imagine oneself on the Amalfi coast!

Probably the most famous of the prestigious North East coastal resorts, Kassiopi has become a firm favourite holiday destination for upmarket families looking for a luxury villa holiday in a desirable area. Due to the lack of sandy beaches along this stretch of coastline large mass market hotels have avoided the area and have, the bucket and spade tourists. The area has maintained it’s upmarket status and attracts many A list celebrities & VIPs, many of whom have their own properties discreetly hidden behind many electric gate. The centre of town, or village for that matter has a long pedestrianised high street lined with beach boutiques and souvenir shops, a great choice of tavernas and cocktail bars. The highlight of this picture postcard village is the harbour area where one can take a boat trip down the coast with either one of the organised trips or if you’re feeling confident then hire your own small boat from Filippos Boats one of the islands longest established boat hire company. Popular restaurants in Kassiopi include Trilogia a romantic setting beneath the ancient castle and The Old School House which has recently located down by the harbour from Porta.

Date of stay: August 2020 A very expensive villa it has to be said, but it was of a very high standard. The kitchen was amazing and fantastically well equipped. The location was great for us as we are all reasonably fit and can manage the pleasant walk and steep hill in and out of Kassiopi.If you had limited mobility it wouldn’t be suitable! The presentation of the villa, decor, cleanliness, comfort, could not be bettered. It was spacious and well designed with so many little seating areas and hideaways. Although we were a party of 12 we never felt on top of each other and the views were sublime. The only thing that we would personally change was the amount of cleaning staff, as It felt a little intrusive at times! But otherwise a luxurious, beautiful 5 star villa that would would definitely return to! ​

The villa is well maintained and the layout of the rooms open out to the garden and swimming pool, which is spectacular. Jane, Annabelle and Barbara were all incredibly helpful and professional. Looking forward to our next visit. ​

Date of stay: July 2019 We were a family party of 22 ranging in age from 2 to 83 years. The villa conformed exactly to our needs: spacious, functional and clean accommodation; great food; a super pool and pool area; and an excellent location off the main drag but within walking distance of the charming tourist town of Kassiopi - ideal for the teenagers. We also enjoyed the beautiful views of Albania and the excellent service put on by our chef and his team. All in all a tremendous success and much enjoyed by each and every one of us. Highly recommended on all fronts for large multi-generation family parties.

Date of stay: September 2018 We thoroughly enjoyed our stay at Melpomeni, from the moment of our arrival to the end. The villa is wonderful with amazing views over the bay. There is ample space to spread out and not feel that you are on top of each other. The swimming pool is lovely and is the central focus for much of the entertaining and relaxing. The villa is very well maintained and serviced by the staff and is well-located to walk into the local town. We're very much looking forward to our visit next year in 2019.

Date of stay: August 2018 I cannot thank you enough for giving us one of our best holidays. We have all come back with very special memories of what a fantastic time we had staying at beautiful Melpomeni. The service from Barbara was exemplary from organising our boat hire, transfers, car hire, massive food shopping and booking restaurants and always with a smile on your face. Please pass on our thanks to the staff too for cleaning around us and doing our laundry and to Amanda and Barbaras Son for coming to our aid with the air conditioning. Nothing during the week could have been improved upon. Everything was just perfect. Today it is raining in the UK. How I wish I was back at Villa Melpomeni. I hope the yoga ladies are having as good a time as we had...

Date of stay: August 2018 A million thanks for everything , we all loved it as much as ever. You've made Melpomeni extremely comfortable and really good fun. I've looked back through my diary – we first came in 2011, then again in 2015 and so have now been for the last 4 years running – because each year our children start asking from Christmas onwards whether we've fixed it! It's particularly gratifying to know that each year we come back, it's got better – very clever of you to keep improving things, and this year's improvements have been a triumph. (if you ever manage to fix the water pump, perfection will have been achieved!!)…. Anyhow, we love being there, we loved seeing Barbara, the food was delicious and everyone came home feeling they had a really fantastic time. Please bear us in mind for next August and don't let too many Russians in first!!
