Terms and Conditions

Your contract is with ‘Prestige Villas of Corfu Limited’ (registered address 71-75 Shelton Street, Covent Garden, London, WC2H 9JQ.  Company Registration No 9867162).

Please read the information carefully and check the details confirmed to you on your confirmation invoice, as these form the basis of your contract.

YOUR HOLIDAY CONTRACT – When you make a booking you guarantee that you have the authority to accept and do accept on behalf of your party the terms of these booking conditions.  A contract will exist as soon as we issue our confirmation invoice.  We reserve the right to correct errors or revise costs at any time prior to issue of the confirmation invoice. We also reserve the right not to accept any booking. This contract is made on the terms of these booking conditions which are governed by English Law and we both agree to submit to the jurisdiction of the English Courts at all times. You may however, choose the law and jurisdiction of Scotland or Northern Ireland if you wish to do so.

YOUR SECURITY & FINANCIAL PROTECTION – Prestige Villa of Corfu Limited are members of ABTA (Association of British Travel Agents), our membership number is Y6635 and can be verified via the ABTA Website

**ON REQUEST** For those villas where we do not have exclusivity booking rights, reservations will be on a request basis with the owner and confirmed in writing within 24 hours (usually within 12).  We keep our availability calendar synchronized with our owners on a regular basis but cannot guarantee that our availability is 100% correct.

PAYMENT – In order to confirm your reservation an advance payment as advertised is required within 7 days of the initial reservation.   The advance payment will be applied toward the rental.  Payment in Sterling or Euros by VISA Debit, VISA Credit, MasterCard credit card or BACS bank transfer in Sterling to our Santander Account or in Euros to our Cater Allen UK Account.  The initial payment is not a security deposit. The balance of the rental is due eight weeks before your arrival date.
For those properties advertised in Euros (EUR) and for those clients outside of the euro zone who opt for payment by credit/debit card then the transaction will be authorised at their banks rate of exchange on the day of the transaction.  Prestige Villas of Corfu Limited have no control over the exchange rate used by banks/credit card companies.  Should clients prefer to avoid additional currency fees then they are welcome to make a bank transfer into our Euro Bank Account.  In line with European law, payment by commercial credit/debit cards are subject to a 3% surcharge.  Personal credit/debit cards have zero charge. 

Should the deposit payment not be received within 7 days of the initial reservation or the balance by 8 weeks in advance of arrival the company has the right to cancel the said reservation and the rental will become revert to available status on the website.

CANCELLATIONS BY YOU – Cancellation must be received in writing and charges are applied as follows:
More than 8 weeks prior to arrival loss of deposit
6-8 weeks prior to arrival 50%
4-6 weeks prior to arrival 60%
3-4 weeks prior to arrival 75%
2-3 weeks prior to arrival 85%
0-2 weeks prior to and after arrival 100%.
**PLEASE NOTE**
Certain ‘Prestige Collection’ properties do not adhere to the above and cancellation charges for these properties carry a loss of deposit more than 8 weeks prior to arrival and 100% loss if cancelled within the eight week period.  This charge will be waivered should the rental be re-let.  In which case the payment will be refunded less the deposit and less a 10% administration fee.

For any refunds made for cancellations due to circumstances beyond our control and which would not fall into our refund guarantee then a 5% adminitration fee is retained.

The above cancellation charges represent a reasonable estimate by the Company of the likely losses resulting from your cancellation. Cancellation charges also apply to partial cancellations (eg. where a Client books for two weeks but amends to one week. In this case, cancellation charges would apply to the second cancelled week). In the event of a cancellation charge arising under this clause the amount due must be paid by the Client to the Company within 7 days of the charge arising, notwithstanding the fact that the Client’s holiday insurance policy may cover the cancellation charge. It is the Client’s responsibility to claim any insurance monies due as the Company cannot claim on behalf of the Client.  It should be noted that any bank and/or credit card fees charged to the Company during the transaction process will be deducted from any refunds made.

CANCELLATIONS BY US –
If in the unlikely event your villa becomes unavailable for reasons beyond our control you will have the choice of either accepting a change of accommodation offered (we will refund any price difference if the alternative is of a lower value), or cancelling your booked accommodation and receiving a full refund of all monies paid.
Major changes may arise for example where property refurbishment is required, there is a breakdown of essential services (supply of electricity/water), blocked drains or property sale.

FORCE MAJEURE – Except where otherwise expressly stated in these Booking Conditions, we regret we cannot accept liability or pay any compensation where the performance of our contractual obligations is prevented or affected by or you otherwise suffer any damage, loss or expense as a result of “force majeure”. In these Booking Conditions, “force majeure” means any event or circumstances which we or the supplier of the service(s) in question could not, even with all due care, foresee or avoid. Such events are likely to include (whether actual or threatened) war, riot, civil strife, terrorist activity, industrial dispute, natural or nuclear disaster, adverse weather conditions, volcanic eruptions, fire, flood, epidemic, closure, restriction or congestion of airports or airspace and all similar events or circumstances outside our control or the control of the supplier concerned.

CHECK-IN/OUT TIME – Please refer to the property description as each villa differs.  All our exclusive properties are available from 4.00pm on the day of arrival and must be vacated by 10.30am on the day of departure. (We try to be as flexible as possible should availability allow us, however some villa owners do make a charge if you wish to guarantee a late check-out). 

FALSIFIED BOOKINGS – Any booking obtained under false pretence will be subject to the loss of advance payment and/or rental, and the party will not be permitted to check in.

SECURITY DEPOSITS / DAMAGES – We do not take a security deposit for any of our properties, however, for peace of mind for both our customers and our owners we will add to your invoice an Accidental Damage Insurance of €6.00 per person for every 14 night duration of the stay (Infants 0-2 not applicable).  This will be added to your confirmation invoice and is payable with your holiday balance 8 weeks in advance of arrival.  This insurance is used to cover accidental damage that may occur at the villa by any person listed on the guest list and covers a maximum value of damage dependent on the size of villa. This Insurance has maximum limits for damage caused to any part of the property or its facilities but excludes negligence or vandalism.  Damage to the property or facilities caused by wear & tear will be covered by the owner as will any damage caused by weather conditions which will be covered by the owners’ house insurance. Please see below scale of applicable maximum limits of cover per property.
1-2 Bedrooms – £800.00
3-4 Bedrooms – £1,200.00
5 bedrooms – £1,500.00
6 or more bedrooms – £1,800.00
For any damage exceeding the values set out above, we reserve the right to invoice you for immediate payment.  The renter agrees to keep the property and all furnishings in good order, damage & breakages will be charged according to their present-day value.  The renter must be honest, respectful & law abiding otherwise Prestige Villas of Corfu reserve the right to evict the said renter.
Any damages caused by third parties, employed by the client directly will be the sole responsibility of the client and is not covered by the villa damage waiver insurance.

BUILDING WORK – Prestige Villas of Corfu Limited cannot be held responsible for building or construction work which may be taking place in the vicinity of your accommodation. Local construction companies are only allowed by local law to work between 8am and 2.30pm daily and rarely work during the height of the summer months.

ALL THE EXTRAS / 3rd PARTY SERVICES (Chefs & Cooks/Shopping Delivery Service/Corfu Walking Tours/Boat Hire & Yacht Charters/Bicycle Hire/Nanny Services/Car Rental/Taxi & Mini-Bus Transfers)
Please note that any additional services do not form part of our contract.  These suppliers of extra services are purely recommended by Prestige Villas of Corfu Limited, your contract is between you and the supplier and any payments are to be made directly to the supplier.

LINEN CHANGE & HOUSEKEEPING etc – Please refer to the property description as each has a different House-keeping arrangement.

MAXIMUM OCCUPANCY – The maximum number of guests is limited to the occupancy which appears on our website and additional guests to that on the guest list are not permitted.  Any type of function or event is strictly prohibited. People other than those in the guest party may not stay overnight in the property.

MINIMUM STAY – The majority of our properties require a five (5) night minimum stay. Some may require a minimum stay of seven (7) nights, reservation requests can be rejected by the owner if unsaleable gaps are left between earlier or later reservations on the calendar.

MINIMUM AGE – We welcome guests of all ages however some villas may have a minimum age requirement for the lead guest of up to 30 years old and some villas do not accept guests under the age of 16.  Please specify at the time of booking if your entire party consists of guests under the age of 25.

PASSPORTS & VISA  – It is the responsibility of the guest to check any Passport, VISA, health & immigration requirements well in advance of travel.  For up-to-date information please visit your local government website for travel to Greece.  Greece is a Member-State of the European Union and has signed the Schengen Agreement. While traveling within the E.U., you only need your Identity card. However, a passport is necessary for a number of other transactions, such as currency exchange, purchases, etc.
Visas are not required by European citizens from countries that are part of the Schengen Area. Greece as a member of the Schengen Agreement, has abolished controls on common internal lands, at air and sea borders and allows Member-State citizens to travel around without a visa for a short stay period of up to three (3) months. However, keep in mind that airlines and other carriers require a valid passport and/or identity card.
Citizens coming from countries that have not yet joined Schengen Area may require a visa to enter Greece. The E.U. visitors from these countries can acquire further information from the Hellenic Embassies or Consulates in their countries, or from their travel agencies. Before visiting Greece, please consult the detailed information on the Ministry of Foreign Affairs’ website and find out whether you require a Visa.
Note: During your stay in Greece, if you require a Visa, you are advised to have suitable insurance coverage for emergency medical or other needs. 

PHOTOGRAPHS – These are intended to give an overall impression rather than details of a specific resort or villa. Prestige Villas of Corfu is not liable for any items of furniture or chattels, which appear in the photographs, which may have been changed or removed from the villa and any aspects of the villa environment which may have changed since the photographs were taken.

REVIEWS – Reviews are genuine and are purely the independent opinion of guests who have stayed at the property.

WATER & GENERAL UTILITIES – Unfortunately from time to time Greece like many southern European countries experiences temporary loss of telephone lines, power and water shortage and sometimes a complete loss of supply. The majority of our villas have their own Water Storage Tank (Sterna) and if in the event of loss of water we will ensure that a delivery of water is made as soon as possible to avoid unnecessary discomfort.  Most villas provide Air Conditioning, if in the unlikely event of loss of this service we will endeavour to repair as quickly as possible.  It is important to be aware though that island life does mean that broken parts have to be ordered from the mainland and may take some days to be delivered.

The Villas are privately owned; both Prestige Villas of Corfu Limited and the Homeowners are not responsible for any accidents, injuries or illness that occurs while on the premises or using its facilities. Both Prestige Villas of Corfu Limited and the Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation and making payment, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises.  Any accidents, injuries, illness or damage must be reported to Prestige Villas during the stay.
Only use appliances for their intended uses.

Any person entering the swimming pool or the Jacuzzi Hot Tub (where applicable) are advised by virtue of this notice that they are utilizing such facilities entirely at their own risk and that they are fully aware that there are no life-saving facilities of any nature provided and therefore indemnify the owners of this facility in full and shall have no claim of whatsoever nature against the owners including any claim from any injury/ bodily harm/death and or/loss of property which could arise from the use of this facility. Any person using the swimming pool area are reminded that they should not enter the swimming pool having consumed alcohol or drugs
We strongly recommend you take out travel insurance which will cover you for any eventuality.

Complaints Procedure – All clients have access to the Alternative Dispute Resolution (ADR) and Online Dispute Resolution (ODR) for online sales.  All complaints should be received via email at jane@prestigevillascorfu.com.  “We are a Member of ABTA (Association of British Travel Agents), membership number Y6635. We are obliged to maintain a high standard of service to you by ABTA’s Code of Conduct. We can also offer you ABTA’s scheme for the resolution of disputes which is approved by the Chartered Trading Standards Institute. If we can’t resolve your complaint, go to www.abta.com to use ABTA’s simple procedure. Further information on the Code and ABTA’s assistance in resolving disputes can be found on www.abta.comYou can also access the European Commission Online Dispute (ODR) Resolution platform at http://ec.europa.eu/consumers/odr/This ODR platform is a means of registering your complaint with us; it will not determine how your complaint should be resolved.”
