We’re delighted to once again present the ever-popular Barbati Beach House, exclusively with Prestige Villas of Corfu for the thirteenth consecutive year. This much-loved beachfront retreat has recently undergone an elegant refurbishment, seamlessly blending timeless Corfiot charm with modern luxury.
The villa now boasts a brand-new contemporary kitchen, complete with integral appliances and sleek granite worktops, as well as five newly designed en-suite bath and shower rooms — one of which, in the annexe, has been thoughtfully adapted for guests with limited mobility.
Perfectly positioned on the water’s edge, Barbati Beach House enjoys one of the most sought-after locations along Corfu’s prestigious North East coast. A private gate offers direct access to the quieter end of Barbati’s beautiful beach, where the gentle sound of waves and the chorus of cicadas create an atmosphere of pure tranquility.
Set within lush gardens and stone terraces, the villa’s generous swimming pool area is framed by lawns, vibrant flowers, and an array of inviting wicker loungers. The brilliant white sweeping pebble beach of Barbati is the gateway to the prestigious North East Coast of Corfu, affectionately known as Kensington-upon-Sea. This resort has a real holiday vibe about it with a it’s upmarket beach side restaurants and trendy beach bars. Bahia Mare & Piedra del Mar to name just two, play relaxing chill-out tunes and offer a superb beachfront atmosphere where you can pre-reserve your sunbed both during the day and during the balmy evenings. Both restaurants have a superb menu and during high season a table reservation is recommended. For the water sports enthusiasts Barbati also has a superb water-sports centre and we would high recommend renting one of the small boats from either of the boat hire companies along the beach. From Barbati you can meander your way up the picturesque coastline, anchoring up in one of the many deserted coves where the water is crystal turquoise and perfect for snorkelling.

This was our second year of a three generation holiday - us, an elderly parent and three kids in their twenties with their partners. We had a magical week and didn’t want to go home. The outside table overlooking the beach and the ocean has to be the best spot I have ever eaten anywhere. And special thanks to the housekeeper, Shelley, and her team for keeping the place spotless and treating us like friends rather than customers. We have already booked for next year.
Mo S, UKDate of stay: August 2025 We had a fabulous family (multigenerational) stay at this beautiful Villa. Everything was perfect and beautifully maintained and the location is outstanding. There’s lots of outdoor space to relax and with a large family you’re not all on top of each other and there’s plenty of sun loungers and a selection of wonderful settings within the grounds to dine. Shelley who is the housemaid was excellent and so helpful Just a short stroll along the beach there are nice restaurants and bars. While we were there we did the parasailing and also hired a private boat which was excellent. The water park was all’s great fun for the teens. I would recommend car hire for shopping. Fully recommend this villa it was fantastic Thank you

It was simply perfect and most certainly the best holiday home we have ever stayed in as a family considering we have pretty much travelled the world! The house was incredibly comfortable, cool and it is equipped with all you need for in-house catering and enjoyment. The pool is the perfect size with plenty of areas to relax and enjoy the peace and tranquility of its gorgeous setting.A few steps below and the landscaped grounds extend to a BBQ area, more sun loungers and a secluded beach which is simply stunning, especially when witnessing the sun rise across the ocean. Along the beach, there are several restaurants where we ate out most nights serving all sorts of local and international cuisine along with the odd cocktail. I could say so much more! Trust me, it’s incredible.

What made our stay even more unforgettable was the exceptional hospitality. The villas caretaker is warm, attentive, and professional—always available when needed but never intrusive. She helped us with everything from groceries and yacht charters to insider tips on hidden beaches and local restaurants. Whether you’re looking for a peaceful escape or a luxurious base to explore Corfu, this villa is simply unmatched. We left feeling completely relaxed and recharged, already planning our return. Highly recommended without hesitation.

The pool area was lovely with a great supply of loungers, chairs and umbrellas……there were even a few inflatables for the toddler and grown ups to enjoy. The website photos do not do justice to the beauty of the grounds…..the quiet seating areas under the olive trees and the tables and chairs overlooking the beach. Location wise it was easy to access the beach by using the villa’s steps (gated and locked) and along the beach was an array of bars and restaurants. The view towards Albania with its ever changing colours was stunning. The villa was everything I wanted…..privacy and space for different members of the group and, equally, the capacity for everyone to be together. We were allowed to have a later check out which was marvellous as our flight was changed….this helped us enormously. I knew it would be good, but it surpassed my expectations.

It didn’t disappoint and exceeded all our expectations. It is simply stunning in the most magical position giving you the feel of having your own private beach. The house is beautifully furnished and immaculately kept by the lovely housekeeper Shelley who visited every day during our stay. The villa has lovely gardens and patios overlooking the beach. Our favourite time of the day was evenings when we would sit on the patio overlooking the beach listening to the owls and the waves. How I wish I was back in Corfu, my piece of paradise!
