We’re delighted to once again present the ever-popular Barbati Beach House, exclusively with Prestige Villas of Corfu for the thirteenth consecutive year. This much-loved beachfront retreat has recently undergone an elegant refurbishment, seamlessly blending timeless Corfiot charm with modern luxury.
The villa now boasts a brand-new contemporary kitchen, complete with integral appliances and sleek granite worktops, as well as five newly designed en-suite bath and shower rooms — one of which, in the annexe, has been thoughtfully adapted for guests with limited mobility.
Perfectly positioned on the water’s edge, Barbati Beach House enjoys one of the most sought-after locations along Corfu’s prestigious North East coast. A private gate offers direct access to the quieter end of Barbati’s beautiful beach, where the gentle sound of waves and the chorus of cicadas create an atmosphere of pure tranquility.

The brilliant white sweeping pebble beach of Barbati is the gateway to the prestigious North East Coast of Corfu, affectionately known as Kensington-upon-Sea. This resort has a real holiday vibe about it with a it’s upmarket beach side restaurants and trendy beach bars. Bahia Mare & Piedra del Mar to name just two, play relaxing chill-out tunes and offer a superb beachfront atmosphere where you can pre-reserve your sunbed both during the day and during the balmy evenings. Both restaurants have a superb menu and during high season a table reservation is recommended. For the water sports enthusiasts Barbati also has a superb water-sports centre and we would high recommend renting one of the small boats from either of the boat hire companies along the beach. From Barbati you can meander your way up the picturesque coastline, anchoring up in one of the many deserted coves where the water is crystal turquoise and perfect for snorkelling.

Prestige Villas - and especially Shelley who looked after the house, did a great job and despite the rainy weather we thoroughly enjoyed our stay.

It is at one end of Barbati beach and you can walk down the steps at the end of the garden and swim in the sea. The setting is amazing. It was truly a delightful villa with plenty of outdoor space. The pool and villa are lovely and this is a perfect place for groups of friends or families. We will definitely be back.

I spoke to Annabelle and within 10 minutes she came up with 3 suggestions which fitted the bill. We chose Barbati Beach House as we wanted a villa with a pool which was walking distance to the beach, shops and restaurants and could comfortably accommodate two families. Barbati Beach House was 100% perfect. It has a very comfortable annex which meant that both families effectively had their own house. We all love to cook and the kitchen exceptionally well equipped with plenty of places for a large group to eat either inside or outside. The pool area and garden are lovely with lots of places to relax. Steps lead straight down to the beach which has excellent swimming. The pool, garden and villa are very well maintained by an excellent team who come regularly. The service from Prestige was excellent: every query - no matter how trivial - answered promptly. We would not hesitate to use Prestige again and have recommended them to friends thinking of going to Corfu.

Everyone loved the pool and the beach and being able to walk to the bars for a coffee or a cocktail...we did not want to leave. Jane and Annabelle have been great in what must have been very difficult circumstances this year with Covid19. They responded quickly and efficiently to all our requests/questions and I wouldn't hesitate to recommend them.

What we loved : Where BBH is positioned so you can snorkel, Swim, paddle board, water ski from the house. The animals, Bruno, Buster, Beatrice and the cats . The house keeper Shelley, English so very easy to communicate with, very helpful and friendly . The outside area, all the different seating areas, loungers et al. We are keen Exploding Kitten players so we had sun and shade to choose! Bbq with adjacent seating area. A light Conservatory - so we could eat in - wasps. Pool - good size, very clean. Sitting room charming. Kitchen, well equipped, lots of different table settings and mats , fun. Bed linen and towels , very good quality. Lightness of the house and decor. The main bedroom is so pretty with the double doors and verandah for when it rained. Would have liked : Internet that worked. A list of recommended restaurants , bars , boat hire , taxis , etc . When the two sheets arrived they had little of the information we usually get . No mention of the gardener and when they’d arrive (they didn’t). Wardrobe or hanging area in the 2 nd annex bedroom, there is no hanging space at present . Air con in the kitchen. Our Response: Thank you so much for taking the time to send us such an informative review.I've passed this onto the owners and I'm sure things will improve. So bizarre about the problems you encountered with the internet. Nobody has ever mentioned this to our office although Shelley mentioned to me that some guests with iphones during this summer were experiencing problems. I checked it with my iphone during a recent visit and mine worked just fine and the clients who checked out yesterday had no problems at all with their iphones. We have spoken to the supplier and they are at a loss as to why this has happened. Also thank you for bringing to our attention the lack of hanging space in the 2nd bedroom in the annex. I hadn’t ever noticed this. AC in the kitchen is definitely on the list for 2020 though. I felt our villa book had lots of ideas with regards to excursions and trips, we don’t tend to recommend restaurants in the villa book as it's something which ABTA recommend we don’t do. We will though encourage for next year guests to write their own recommendations which will be helpful for future guests. Many people including myself use the Trip Advisor App these days though when choosing restaurants. Glad you all had such a great holiday and hope to see you again next year!!
