A picturesque footpath meanders through olive groves within the villa’s gardens, leading to a private jetty and a gated path that offers direct access to the beach below.

The extensive terraces provide numerous areas to unwind — from the charming outdoor lounge to the shaded dining area, complete with a newly built stone BBQ and fully equipped kitchen for effortless alfresco meals. For the more active, there’s even a table tennis area set within the gardens.
The villa enjoys an enviable location within walking distance of Barbati Village, home to a variety of excellent tavernas, beachwear boutiques, and laid-back seaside bars. A leisurely stroll along the beach brings you to some of the area’s most popular chill-out restaurants, ideal for long summer evenings by the water.
To complete the experience, a dedicated housekeeper visits six days a week, ensuring every detail is taken care of so you can simply relax and enjoy your stay.

Barbati Point House enjoys spacious patio areas surrounding the large swimming pool with children’s paddling pool, there are plenty of sun-loungers with extra large parasols.
A relaxing chill-out area with comfortable wicker furniture ideal for pre-dinner drinks before enjoying your meal in the delightful covered dining area with seating for ten and the newly built stone BBQ and kitchen area.
Breakfast can be taken on the veranda off the kitchen with the most amazing view of the stretch of white beach below.
There are private gardens surrounding this waterfront property with a path meandering through the tropical foliage down to a shaded patio idea for quiet afternoons with a book listening to the water lapping on the rocks below. There is a private gate down onto the beach below and a mooring.
Plenty of parking for a number of vehicles and the land is enclosed and gated.

The brilliant white sweeping pebble beach of Barbati is the gateway to the prestigious North East Coast of Corfu, affectionately known as Kensington-upon-Sea. This resort has a real holiday vibe about it with a it’s upmarket beach side restaurants and trendy beach bars. Bahia Mare & Piedra del Mar to name just two, play relaxing chill-out tunes and offer a superb beachfront atmosphere where you can pre-reserve your sunbed both during the day and during the balmy evenings. Both restaurants have a superb menu and during high season a table reservation is recommended. For the water sports enthusiasts Barbati also has a superb water-sports centre and we would high recommend renting one of the small boats from either of the boat hire companies along the beach. From Barbati you can meander your way up the picturesque coastline, anchoring up in one of the many deserted coves where the water is crystal turquoise and perfect for snorkelling.

Catherine R, UKDate of stay: August 2025 Barbati Point house is a gem of a villa and we had the most lovely and relaxing. stay here for two weeks. We were a party of 5 and we joined by another 4. The house absorbs people very well and everyone had their own decent space. The villa is set up to maximise the views from the point and therefore wherever you sit or lie, you get a wonderful view of the sea or the mountains behind you. The interior is charming and homely English-style. At times you actually think you are in an English home! All the beds are very good quality vi-spring which is so important for a lovely night’s sleep. Access to the sea is easy and you can pop in every day and have the most lovely time. You can walk to Blue Verde Taverna for lunch but you will have to go into the sea a tiny bit and this is probably not suitable for older people as it involves negotiating a few rocks. I would recommend ordering food from local tavernas and collecting it early in the evening so no cooking. There is a beautiful area for sitting out and enjoying the view which accommodates plenty of people. The owner’s book collection is outstanding. So many interesting titles and eclectic subject matters as well as plenty of established authors. There is also an electric keyboard and we played lots of music and charades. We only watched television when there was a wild storm and we logged into Netflix using our details. Angela the housekeeper is fantastic and our flight and higher car were delayed into the early hours. She was still there to meet us and was not at all cross Throughout our stay, she was very helpful and kept great care of everything. You will come across wasps, praying mantises, lizards, the occasional hornet and plenty of local cats. You just have to embrace your inner Durrel-It is all part of the charm of Corfu. I would strongly recommend hiring an automatic car because the drive is steep and the geared hire cars from the airport need a lot of revving and struggle.

Plenty of shared space but also spaces where one could be alone to read or take in the memorizing view of the mountains and Bay. Angela the housekeeper was a real ‘keeper’ she was always available to us to recommend restaurants, sites to visit, and kept the Villa comfortable and clean. I highly recommend Barbati Point!
