Tucked away on a peaceful lane, just a two-minute stroll from Soukia Beach and less than an eight-minute walk to the heart of Kassiopi, this elegant stone-built villa combines timeless Corfiot character with modern luxury.

Set within walled gardens and surrounded by stone terraces, the villa features its own private swimming pool, creating a tranquil haven just moments from the vibrant village and its waterfront tavernas. Beautifully furnished throughout, it offers superior quality finishes, contemporary comforts, and space for up to eight guests across four stylish en-suite bedrooms.

The villa is arranged over three levels:

Top Floor: A spacious master suite occupies the entire upper level, with stunning views over Kassiopi and the shimmering Ionian Sea.

Main Level: An open-plan living and dining area flows seamlessly into a fully fitted modern kitchen with granite worktops. Also on this level are a double bedroom and a twin bedroom, each with their own en-suite bath or shower room.

Pool Level: A further twin bedroom with en-suite shower room has direct access to the pool terrace—ideal for guests seeking a little extra privacy.

Outdoor Living
The pool area is particularly charming, finished in stone and old brick patios that echo traditional Corfiot style. With comfortable sunbeds and parasols, it’s the perfect spot to relax and enjoy the sun in total privacy.

Probably the most famous of the prestigious North East coastal resorts, Kassiopi has become a firm favourite holiday destination for upmarket families looking for a luxury villa holiday in a desirable area. Due to the lack of sandy beaches along this stretch of coastline large mass market hotels have avoided the area and have, the bucket and spade tourists. The area has maintained it’s upmarket status and attracts many A list celebrities & VIPs, many of whom have their own properties discreetly hidden behind many electric gate. The centre of town, or village for that matter has a long pedestrianised high street lined with beach boutiques and souvenir shops, a great choice of tavernas and cocktail bars. The highlight of this picture postcard village is the harbour area where one can take a boat trip down the coast with either one of the organised trips or if you’re feeling confident then hire your own small boat from Filippos Boats one of the islands longest established boat hire company. Popular restaurants in Kassiopi include Trilogia a romantic setting beneath the ancient castle and The Old School House which has recently located down by the harbour from Porta.

Date of stay: May 2019 We all enjoyed our holiday at Villa Calypso. Appreciated the welcome pack, water dispenser and the late checkout. We had a few issues with the water supply but Barbara was quick to respond. Excellent location being a short walk to Kassiopi harbour with choice of restaurants and bars. Boat trips and excursions available from Kassiopi so a car isn't essential. The villa needs a house sign! We recognised it from the photos but didn't go in until we had confirmed it was the correct villa. More than 1 key would be useful, especially as no handle on front door so key needs to be left in the lock. My parents slept in the poolside bedroom which had an external door with no lock. Our party ranged in age from 5 to 77 years so thoroughly recommend this villa for a family holiday.

Date of stay: September 2018 This is a stunning villa and we were so delighted with our stay. The team at Prestige Villas were super helpful and when we arrived Barbara, our host, was on hand and so accommodating. The villa was spotless and cleaned daily. They provided all the bottled water we needed and a welcome pack which was a nice touch. Can't reccomend this place enough, we couldn't stop taking pictures of our gorgeous setting. Tips for other travellers No need to hire a car. It would have been cheaper and easier to use a taxi transfer which Barbara arranged for one of our guests. The local restaurants are all good. Hire a private boat and visit local beaches, that's an amazing day out.

Date of stay: September 2018 The villa was described as de luxe xxxxx but failed to meet that standard and certainly was not worth the cost. No tv Service was available on arrival and even though the owner put this right by the first Wednesday of our holiday it should not have happened. There were kennels near the property and we had to put up with dogs barking loudly throughout the day including early morning,together with the constant calling of cockerels! Olives had fallen from two trees overhanging the sides of the swimming pool and were uncomfortable and dangerous to walk on they should have been removed on a daily basis. The villa was very impressive to look at and very well furnished but the route in and out town on foot was very uneven and dangerous particularly at night. Our Response: Hi Michael I am so sorry you felt the villa didn't live up to your expectations. We have had so many great reviews on our own website this year with repeat clients who have already booked for 2019. Not sure what happened with the TV but clearly this was rectified almost immediately the problem was reported.. Unfortunately, dogs and wildlife are part of rural living in Greece as are Olives falling late in the season which the gardener and pool guy do try and keep swept on their regular visits, albeit not daily. I am glad that you thought the villa was impressive and well furnished, this in our opinion is the reason why we would describe it as a deluxe property. The road into the village is a side lane off the High Street and although tarmacked is slightly uneven in parts. Date of stay: June 2018 We really enjoyed the property and found that it suited 6 or 8 people in comfort and space for all. Easy reach of Kassiopi on foot with many restaurants, without a bad meal in the week. Also good bars meeting our World Cup needs !! If we had any suggestions for the property they would be the outside spaces which would benefit from new parasols, cushions for the dining and casual furniture none of which seemed to match or fit. Cleaners came everyday so no issues there - more tea towels and oven gloves would be great together with the basics from the previous guests being left. Salt, Pepper, Oil, firefighters, matches etc. Having the water dispenser was a great addition. Thank you !! Great place for the family.

Date of stay: May 2018 A perfect place to stay whilst celebrating our wedding in Kassiopi. The villa was so beautiful, Jane at Prestige was so wonderful in the lead up to the holiday and Barbara and her team were so friendly and helpful whilst we were there, any problems we had were fixed immediately and we had the most fantastic time. I would definitely recommend this villa - Prestige were brilliant, such a professional but personal company. Wouldn't hesitate to recommend. Thanks again so much!

Date of stay: May 2018 Lost power and hot water for a day but promptly rectified after a message.. Very grateful for late checkout. Appreciate very much Nespresso and water cooler. Cleaner replaced towels etc every few days. Only downside...those bloody dogs barking at dawn down the road. And they are lovely dogs as we passed them every day so hesitate to mention them as I do not want repercussions for them but perhaps the owners could take them out for a walk or two? As guard dogs they are very effective noisemakers. We didn't need aircon at all so can't comment on that. All in all with extended family and mixed weather the villa worked for us. Thanks so much.
