Tucked away on a peaceful lane, just a two-minute stroll from Soukia Beach and less than an eight-minute walk to the heart of Kassiopi, this elegant stone-built villa combines timeless Corfiot character with modern luxury.
Set within walled gardens and surrounded by stone terraces, the villa features its own private swimming pool, creating a tranquil haven just moments from the vibrant village and its waterfront tavernas. The villa is arranged over three levels:
Top Floor: A spacious master suite occupies the entire upper level, with stunning views over Kassiopi and the shimmering Ionian Sea.
Main Level: An open-plan living and dining area flows seamlessly into a fully fitted modern kitchen with granite worktops. Also on this level are a double bedroom and a twin bedroom, each with their own en-suite bath or shower room.
Pool Level: A further twin bedroom with en-suite shower room has direct access to the pool terrace—ideal for guests seeking a little extra privacy.
Outdoor Living
The pool area is particularly charming, finished in stone and old brick patios that echo traditional Corfiot style. With comfortable sunbeds and parasols, it’s the perfect spot to relax and enjoy the sun in total privacy.

Probably the most famous of the prestigious North East coastal resorts, Kassiopi has become a firm favourite holiday destination for upmarket families looking for a luxury villa holiday in a desirable area. Due to the lack of sandy beaches along this stretch of coastline large mass market hotels have avoided the area and have, the bucket and spade tourists. The area has maintained it’s upmarket status and attracts many A list celebrities & VIPs, many of whom have their own properties discreetly hidden behind many electric gate. The centre of town, or village for that matter has a long pedestrianised high street lined with beach boutiques and souvenir shops, a great choice of tavernas and cocktail bars. The highlight of this picture postcard village is the harbour area where one can take a boat trip down the coast with either one of the organised trips or if you’re feeling confident then hire your own small boat from Filippos Boats one of the islands longest established boat hire company. Popular restaurants in Kassiopi include Trilogia a romantic setting beneath the ancient castle and The Old School House which has recently located down by the harbour from Porta.

Hefina W, UKDate of stay: September/October 2024 We had an enjoyable stay. Location was very good and Kassiopi is lovely. Villa is very nice, the outside area in particular. Hosts were mostly responsive to texts, however could benefit from a host meeting you on arrival. There were some issues: no cot or high chair as requested on check in (this was rectified but not ideal as we arrived late with a very tired baby). Internet and tv signal was poor. Cleaners arrive around 8.30/9 in the morning, which isn’t ideal when you’re on a relaxing holiday. Stay was somewhat tainted by the attitude of the owner who told us they ‘were bending over backwards for us’. A very unreasonable and unfair comment. Overall, had a great stay and would recommend to others, just some areas could be improved upon. Our Response: Hi Hefina, We can't apologise enough for this experience. We were incredibly surprised by this as we've never had any issues with the owner. We will ensure all you've mentioned is addressed with the owners and we are pleased you had a good stay despite this.
Malcolm H, UKDate of stay: September 2024 Our party of 5 adults stayed at Villa Calypso for 2 weeks in September 2024. We had a wonderful time. The villa is well equipped and comfortable (the water cooler with water provided throughout our stay was a great feature), and the outside space and pool are beautiful. The villa is in a quiet lane, but a short, easy walk from Kassiopi harbour, restaurants, bars and beaches and we did not need a car at all. We recommend the boat trip to Corfu Town, and the bus service along the coast was excellent and good value. The owner and manager were very responsive and helpful with our queries, and the maid service was discreet and excellent. We have already rebooked the villa for next year.

Lovely pool area although pool does need updating, with missing tiles and re-grouting. grounds and cleaning attended most days to a good standard. --Our Reponse-- Thank you so much for taking the time to review Villa Calypso. Tiggy H, UKDate of stay: July 2024 We had the BEST time staying at Villa Calypso. For a start, the whole booking process was easy and the team were warm and friendly. We were on holiday with our 18 year old twins and 3 of their friends so the villa really worked for us with the 3 levels and never felt crowded. The pool and gardens were amazing and beautifully kept and the location was brilliant - so easy to walk into Kassiopi for dinner or a shop. I loved the view from our top bedroom terrace of the sea and Kassiopi castle - a real treat. The villa was cleaned daily and the girls were brilliant - discrete and lovely! We would absolutely love to stay there again!!!

Second time at the villa, fantastic location to take advantage of all that Kassiopi has to offer from the lively bay area to exploring the unspoilt and tranquil little beaches away from it all. Everything is within easy walking distance. Villa has everything you need, the addition of the covered for outside dining is great! Steps up to the villa could be a challenge for less mobile/very young children. Trying to resist booking for a third time!
Molly T, UKDate of stay: June/July 2024 We had the loveliest time at Villa Calypso. The photos actually don’t do the space justice. There is so much space for 8 adults. The regular visits from the gardener and cleaners are really wonderful. The air con problems that might have been previously mentioned are all fixed. The place is really lovely for a big family or a group of friends. The water cooler was a life saver for us as we got through a lot of water. Only point we would note is there are only 7 sunbeds 8 would have been perfect for all of us. We would recommend the Villa and prestige going forward ! Our only complaint would be that the aircon only worked in 2 rooms, along with only 1 remote control. We have been notified by the agent that they have put all new air conditioners in this villa post our stay. Communication with Presige villas was excellent, but it appears this villa is onsite owner managed, communications lacked a bit there.
